Waller County was the fastest-growing county in Texas last year.

Census Bureau estimates put Waller County second in the entire country for growth between mid-2024 and mid-2025, adding nearly 3,800 residents in a single year. The county has gone from 56,769 people in 2020 to almost 70,000 now, and planners expect it to clear 120,000 by 2040. More than 43,000 new homes are planned or under construction along the U.S. 290 corridor alone.

That kind of growth means two different kinds of water damage calls. One is the hundred-year-old farmhouse near the Brazos bottomland, where the ground has always flooded and always will. The other is a slab poured eighteen months ago in a subdivision off FM 362, where a fitting was rushed and a manifold cracked before the first mortgage payment cleared.

That's not an abstraction, it's thousands of new rooftops going up on compressed builder schedules in the subdivisions lining U.S. 290. A rushed manifold connection or an under-slab PEX run with a bad crimp doesn't fail on move-in day. It fails eighteen months later, when nobody is thinking about warranty windows anymore.

Texas law requires major structural components, foundation, load-bearing walls, beams, and floor systems, to carry a minimum six-year warranty. Plumbing itself is usually only covered for the builder's first one to two years under the standard 1-2-10 structure. If your slab leak shows up in year three, the water damage is on you, whether or not the pipe repair is on the builder.
